Finishing a Basement: What to Solve First
A finished basement is the cheapest square footage in most houses — but only if you solve the water problem before you frame a single wall.

Basements fail for one reason above all others: water. Finishing over an unresolved moisture problem produces mold inside a wall assembly within a couple of years, and the remediation costs more than the original project.
Solve moisture first
- Correct exterior grading so soil slopes away from the foundation
- Extend downspouts well away from the house
- Repair foundation cracks; monitor and document any that are structural
- Install or verify a functioning sump pump with a backup power source
- Run a dehumidifier and confirm you can hold relative humidity below about 55 percent year-round
- Test for radon before finishing, and mitigate if levels warrant
- Observe through a full wet season before framing, if you can
Code requirements to check early
- Egress. Any basement bedroom generally requires an egress window or door meeting specific size and sill-height requirements. Retrofitting one means cutting the foundation — significant cost that must be budgeted from the start.
- Ceiling height. Codes commonly require a minimum finished height, often around seven feet, with limited allowances for beams and ducts.
- Smoke and CO alarms interconnected with the rest of the house.
- Access to mechanical equipment must be maintained, with required clearances at the furnace, water heater, and panel.
- Stair dimensions and handrails may need correcting on older homes.
Insulation strategy matters here more than anywhere
Basement walls need an assembly that lets the concrete dry while keeping interior humidity away from cold surfaces. Rigid foam board against the foundation, sealed at the seams, with framing inboard of it, is the widely recommended approach in most climates. What you should not do is put fiberglass batts directly against concrete with a polyethylene sheet on the interior — that assembly traps moisture and is a reliable path to mold.

Flooring choices
Choose materials that tolerate an incident: luxury vinyl plank, tile, sealed concrete, or carpet tile that can be replaced in sections. Solid hardwood and standard laminate are poor choices below grade. Leaving a small air gap or using a dimpled underlayment helps if the slab ever wicks moisture.

It generally adds value, though finished below-grade space is typically valued below above-grade space in appraisals. It usually returns better than a comparable addition because the shell already exists.
Do I need a permit to finish a basement?
